Catherine Cornelissen

We loved our stay at Palm Valley Country Club. This apartment was very clean, beautifully decorated and well-stocked. Everything we needed was there; toiletries, dish soap, laundry detergent, paper towels and cleaning supplies. The towels and bed sheets were crisp and clean. The property itself is beautiful with sunlight all day long on the patio, and a great view of the golf course and mountains behind. The AC was a little temperamental — but the management team sent someone in very quickly to resolve. If you want to use the gym, ensure you ask the team to activate your guest passes ahead of your stay. It took us a while to get these organised. Overall, it's a fabulous property and perfectly located within Palm Valley Country Club — a 10 minute walk to the clubhouse, golf club, tennis courts, fitness centre and other facilities. There is a coffee shop on Ralph's grocery store a short 5 minute drive away. I wouldn't hesitate to recommend this property to anyone!

Our stay at the resort was amazing. We had a great time. Our room came with all the essentials we needed to have a wonderful vacation. We enjoyed using the pool and spa as well as walking every morning around the beautiful grounds where the plant and vegetation were well kept. Took stunning photos by all the gorgeous flowers and sprouting bushes. Spent the end of the evening curled up around the fire enjoying games of scrabble. An excellent way to put an end to the night after full days of sightseeing. Went on amazing excursions to Joshua Tree National Park, the Aerial tramway and the Living Desert Zoo and Gardens were just as few of our awesome adventures. We had a wonderful time in Palm Springs and hope we will be back soon!

We had the best stay, this condo is in the perfect location a couple blocks from el paseo (walkable to many shops and restaurants) and it was fully stalked and extremely clean. The furniture and beds were super comfortable, the patios all had shade all day and there was a pool just steps away. We will definitely be back

Very convenient location near El Paseo for nice restaurants and shops. The unit itself was nice, very clean, with full-size fridge and the welcome bottle of wine and water were nice touches. No adjoining room noise. Bed was very comfortable. Nice pool and tennis just steps from unit also very nice. Only issues: -the covered parking spot is not close to the unit (not even in the same parking lot area) so I never even saw it and parked in front of the unit. This was fine in April but suboptimal in hotter months -WiFi went out briefly several times, no big deal -no washcloths among the towels (which were nice quality towels) -washer and dryer are in the building but not the unit which was not clear on the website -tennis center has recently been sold and has lost majority of members so no drills/clinics available which is really why I chose to stay here. One of the pros (Art) did give me a 1 hr lesson each morning which was great but I was hoping for more social play Overall, a nice stay and very convenient location but tennis experience was disappointing.

We spent a weekend in April at the Alpine Chalet. We were 4 adults and 2 small dogs. Cabin was clean and cozy, spacious bathroom, WiFi, cable TV ( internet can be spotty since it’s the mountains), well equipped kitchen, Plenty of space for everyone. We chose this cabin for the hot tub (jets were not as strong but the temperature was warm and the views made up for everything) and the deck and it did not disappoint. The views alone were absolutely stunning! We had our coffee and all meals outside in perfect weather surrounded by trees and a view of the mountains. You can see the neighbors deck and cabin but there was no one using it so our deck felt very private. It was exactly as I imagined: a peaceful, quiet getaway Town is only a 5 minute drive away. We did 1 hike which was a 10 minute drive away. Perfect location. Will definitely be coming back!

We stayed at Whiskey Pine Lodge & had such a fantastic weekend! The cabin was cuter and nicer than the pictures, we loved it. The hot tub was perfect. Location was great, just a few minutes from town & 20 minutes from lake fulmor. I have rented a cabin from Idyllwild Vacation Cabins 3 times now, once in 2018, once in 2020 and once this past week in 2026. I’ve had a different cabin each time for different amounts of people and they have always been excellent, well maintained, clean and the people are easy to work with. This past time they gave us a late check out for no fee, which was a lifesaver while traveling with 2 small children. I can’t recommend them enough and will be back for a fourth cabin soon enough.

We had a wonderful time at Adobe by the Sea in Pebble Beach! The house is so charming and inviting. Pelican Gate was awesome. The enclosed yard was perfect for our pet and beautiful to enjoy while reading in the garden. All the artsy decorations in both the yard and home were so charming! I used Sanctuary Vacation Rentals to rent a house for a vacation with my husband and dog in Pebble Beach, CA this month. From the moment we booked the house, the staff was very helpful and accommodating. The process to book the house and then enter the house once we arrived was quick and easy. We were greeted with wine, crackers, cheese and a lovely note and the house was clean and tidy. A staff member also called to make sure we arrived okay and if there was anything we needed. They provided a number to text them if there were any questions or concerns. I would definitely use Sanctuary Vacation Rentals again in the future!

Great location, five minute drive to heart of Carmel, and tree lined streets — if you prefer to walk. Garden House Sanctuary perfectly describes this home. The backyard is lovely, and the variety of flowering plants and roses blooming were truly enchanting and photo worthy. The home is very clean and stocked with basic items that guests need during their stay. The home works well for two couples, and the master suite has French doors that open to the backyard landscape that is as lush as the pictures. Sanctuary staff is professional and promptly responds to questions and requests, such an early check-in. Thomas and Annie helped us through a couple hiccups that were no fault of Sanctuary staff or the owner. We had a 3-day event and the home truly met all our needs and felt like we were on vacation. We all hope to return — same time next year 🙂 Thank you — Thomas and Anne along with their coworkers that made our stay relaxing and enjoyable!

Deal Villa was the Best vacation home I have ever stayed in. My family of six adults and four children had a comfortable and fantastic time. The house is bright, spacious and upscale. The beds in the four adult bedrooms were plush. The kids loved the bunk beds and pull out in the fifth bedroom. The list of amenities was endless. Top deck with view of the bay, hot tub, grill, three spacious bathrooms with shower, balcony with comfortable chairs, two large couches, a well stocked kitchen with everything you could want, great WiFi, air conditioning, a garage and extra parking, beach chairs and boogie boards. The location was perfect. So close to mission bay and across the street to the ocean. The Belmont roller coaster and shops are an easy walk. We had no problems, but Coast Vacation Homes reached out to make sure everything was to our satisfaction. They were great. You should rent this place. We will return soon!

This home is exceptional and very comfortable. Located in a quiet community, the pool and spa are surrounded by lush tropical landscaping. The house is beautiful, and we appreciated the excellent amenities and that there was a television located in every room. Our stay was overall amazing. We traveled with 6 adults, 6 kids, and a small infant, and the home itself was beautiful, spacious, and perfect for our family trip. Unfortunately, the original house we rented experienced unexpected maintenance issues during our stay, which required us to move to another property for one night before being placed into an equivalent home. While the changes and moving around were a little frustrating, especially with such a large group, the host handled everything professionally and stayed in constant communication with us throughout the process. They were extremely helpful, accommodating, and made sure we were taken care of every step of the way. In the end, we were extremely satisfied with both the homes and the level of customer service we received. The host truly went above and beyond to make a stressful situation as smooth as possible. We would absolutely book with them again and highly recommend them to others.

We really enjoyed our stay at the Anaheim Vacation House #30. The home was beautiful and really clean. The landscape was gorgeous. My 73 year old mother kept commenting on all the pretty flowers. The short drive from the Disney parks was nice especially when your exhausted from all the fun. I'd highly recommend, especially for larger families. It fit our family of 10 perfectly with plenty of space, bathrooms and large beds. We enjoyed laughs and conversation on the 10 seater dining table that fit all of us. The kids really had fun with the ping pong and pool. They enjoyed the Disney fireworks and the neighboring 4th of July fireworks from the hot tub. Thank you for having us!!

Amazing location for families visiting Disneyland. There are a lot of rules put forth by the city so you definitely want to read them and know what you’re getting into before you sign up for a short term rental in Anaheim. The floor plan is great for sharing with a couple families. I would have given it five stars, but there were a few issues with the house that made it not as comfortable as it could have been and with better maintenance could have been avoided. Address offers a selection of rental properties across the United States, blending convenience with varied experiences. While some locations excel in prime beachfront settings, occasional inconsistencies—such as maintenance delays or unexpected disruptions—may arise, impacting the seamless enjoyment of the stay. The company’s approach to addressing these issues often leans toward limited compensation, leaving guests to navigate unforeseen challenges independently.

For those prioritizing luxury accommodations, properties like high-end estates may promise grandeur, but discrepancies between advertised features and reality—such as functional shortcomings or safety hazards—can detract from the overall experience. Proactively verifying property conditions and service reliability is advisable to ensure a smooth rental journey.

Wish I could give this company a "zero stars" review. Worst ever! We rented a beachfront property on Beach Rd in Dana Point. We arrived to find a full construction crew camped out on the patio and working on an enormous beach project. Sea Breeze told us that they didn't know the owners were "shoring up" their beach and there was nothing they could do for us. We had no beach or patio access until the last day of our vacation. Sea Breeze offered 5% off on a future stay. Laughable! There will definitely not be any future stays with this crooked company. Save yourself the stress and headaches .. rent elsewhere!

Where do I begin? MAL-273 – CHATEAU DE MALIBU 6 BR7.5 BA14 GUESTS….The pictures online are amazing. Unfortunately, aside from the views and exact physical stature of the house itself, what you see is NOT what you get! · master bedroom was 86 degrees. The AC was not working. · very very poor internet connection · stovetop make a ticking sound every time we cooked Mold on the shower faucet · Rust on the toilet bowl cleaner · The safe door posed a huge risk to my kids that wanted to go down stairs to do movie night in the theater. That is not normal wear and tear. That is a huge liability risk had anyone gotten hurt with that big metal piece hanging out. · The wall in the racquet club room falling out is not normal "wear and tear". To have a piece of wall just hanging off from the top is a huge liability and risk to my kids and family. · Pyrex and pots had previous customers old food stains on them · Broken microwave · Pee stains from previous guests on toilet · Doors to the guest house and main house did not lock. That is a safety risk. I have proof I tried reaching out to them cuz text while there and still got denied compensation back for this awful experience that ruined our vacation.

Sea Breeze Rentals deserves a ZERO. My family rented a vacation home in California and when we got there, the home was disgusting and in disrepair. The pictures on the website are beautiful and pristine and the reality was horrifying. We left 3 hours after arriving and they would not refund our money. We ended up paying for lodging at another hotel, doubling the cost of our vacation. Sea Breeze would not call us back with the status of the re-cleaning. There is no management. They give a canned response and sound like robots on the phone. The refrigerator was falling out of the wall, there was a giant hole in the wall, a huge hair ball in the master shower. The linens were absolutely disgusting, makeup and bodily fluids all over them, dead bugs, dust, food, and debris everywhere. There was sand on the appliances and furniture. All of this during COVID. No cleaning signs posted or safety precautions taken. This was the worst experience of our lives. Completely ruined our vacation. A restaurant moved their operations out in front of the 'quiet' neighborhood advertised and we were not notified prior to our visit. BUYER BEWARE. Don't waste your time, money, or energy on any Sea Breeze Rental. This place was a DUMP and the customer service was TERRIBLE.

We chose our rental for several reasons, location, price, my dog was permitted and the "private" patio he could use to exercise. We loved everything, but we had no privacy. People would walk in and enjoy the patio we paid for. Considering our door led to the patio, we did not feel safe nor did I feel I could let my dog out for fear of someone allowing him out the door or even taking him. In addition, on the morning of our last day, we were sitting on the patio when the maintenance man walks in. NO KNOCK and almost let's my dog out! No apologies whatsoever. He proceeds to run a leaf blower while we are trying to relax!!!! He doesn't ask permission! We still had the place for a few more hours and had not checked out so why weren't we warned he would be coming? Either warn people the patio is not private or please put locks on the gates. We were told by Juan that the patio was for our use only, but several people just wandered into use it several times. I had to kick one person out. Also either tell the maintenance people to wait until we have checked out to come clean or tell us that they are coming. I would love to stay here again, but the stress of staying here and not knowing if someone was going to walk in and disrupt my peace this time will probably preclude my returning

We had a 37 year reunion with high school friends from all over the world. All women and was very important to have a nice place to stay. After 5 days we went to Las Vegas for another 4 days. I reserved this property after reading all the reviews and talking with the management of the property in length, i was reassured that this is a "VIP" or I should say a "luxury" property. I also discussed one of the reviews that mentioned this house is old and dusty and that the pictures were misrepresented on their website. Once again, i was reassured that the person who wrote the bad review wanted her money back and was not a true claim about this property. Based on their presentation of the house we even bought insurance so if anything happen to this "VIP" house it can take care of it. Our experience was horrible from condition of the house to service that we asked and never got. The house was old and dusty as the other review explained. The sofas had duct tapes on them, the bathrooms's tubs were moldy and dirty. The cabinets and closets were old and smelly. Lots of owner's junk in the cabinets. Two of the bedroom windows was covered with old films. The view of the outside was nice but the yard was not clean as the picture showed. We were told not to use the barbecue on the picture and instead they had an old black barbecue to use. We called and complained and the person on the phone apologized and said they will send cleaning crew to clean the bath tubs and the house right away. The cleaning crew never showed up. Later that day a gentleman came to check on us and we complained to him he went and came back with more toilet papers, soap and clorox so we could clean it ourselves. I called a few more times and left messages but no one would call us back. After the trip i contacted them but very hard to get hold of them. After two months of emails, calls and emailing them the photos they finally sent me an email offered us $500 voucher for the next stay and I was asked not to give them a bad review. Very disappointed of this house and the service, we paid for a luxury home and did not get what we paid for. They never took responsibility and not even apologized. This review is to let future renters know to be aware. This house is not a "VIP" or in other words a luxury house at all. Please see pictures of the house that we took. I have more pictures and details of my letters, complains and pictures that all are documented with date and times.

This is an extremely well located place to stay. It's easy to walk or drive to the beach and to La Jolla village. It's more like an air bnb than a hotel in that maid service only comes if requested and you have a kitchen. It's an older place, but that's part of the charm. My group needed 3 bedrooms, and this place was able to accommodate us. Some might even call this place charming. I might possibly stay here again next time I'm in the area. The front desk isn't open 24 hours, which is slightly annoying. Overall, we had a pleasant stay here.

We rented a two bedroom cottage facing the street. Upon opening the gate to our cottage we saw a beautiful front yard with a water feature two, lounge chairs, a barbecue and a table with four chairs. It was beautiful. If you love old, vintage homes, you will love this place. It is beautiful. It is a short walk from the beach. With the windows open at night you can hear the waves. Standard bathroom amenities are provided, as well as water and coffee pods for one day. When we needed anything, the staff are at the front desk was very kind and helpful. What was not so wonderful was a functioning electric outlet in the tub shower combination bathroom that was actually on the tiled bathroom tub wall! Yikes! Both beds had new mattresses that were as hard as rocks. The staff at the front desk said she thought they would soften the longer they were on the bed. We love this place, and would book again, but would ask the staff which cottage had a softer bed.

We absolutely loved this little cottage! For my husband's 30th birthday we came here for the weekend with our almost 6 month old. We stayed in #242 – a studio which was perfect for us. I loved the vintage coastal charm and unique touches. It wasn't a basic hotel room or vacation rental with everything from Amazon. The bed was very comfy, they had robes, all cotton towels, and they didn't use scented laundry detergent so none of the linens gave me a headache. The kitchen was adorable with the blue appliances and was perfectly on theme. We got there about an hour before check in time and the 2 women at the front desk were so kind and let us check in early. They helped hold my baby's carseat while I was directing my husband where to park and were overall super friendly. I chose La Jolla since it's a small town and we wanted to be able to walk everywhere and not deal with crazy parking. We didn't drive anywhere once. Parked in one of the spots at the cottage, and walked everywhere we wanted to go. The location of the cottages was great because it's close enough to everything you want to do, but at night it gets quiet and there's not a ton of people around since its not right in the downtown area. My husband and I have already talked about renting one of their larger cottages with family for a longer period of time.

Star of the Sea was perfect for me. Very small, but it had everything I needed, including a cozy garden setting outside. The room was clean and the bed was very comfortable. The entire property is uniquely charming and feels completely removed from the surrounding hustle and bustle of La Jolla. I would gladly stay there again.

SO MANY ISSUES – TripAdvisor only has 2.8 stars – read them! Airbnb / Virbo reviews are fake!!! Main issue – power went out. Landlines don’t work. No cell phone service for ATT or Verizon. They did not reach out or attempt to help. We had to drive 30 minutes to get service. We have an infant child, so this was an emergency. When I finally got a hold of someone he said "we aren’t a hotel and I’m being childish" about asking them to bring ice so our milk and groceries didn’t go bad. Power remained out for almost 24 hours and all groceries went bad. Also – listed as a vacation home – you actually share the house with others. West and east are connected. You will hear your neighbors all the time Next – bugs everywhere. Very dirty place – I attached just a few pictures of ones we saw

RENTER BEWARE We stayed at Scenic Wonders Unit Boulder Ridge 7181 Yosemite Park Way. June 14-18, 2026. I was emailed the day prior to my arrival that the Master bathroom door had fallen off and they had temporarily hung a shower curtain up for privacy. I thought ok, no big deal I can live with that. But I soon realized that I’d bet money that the door has been off for a long time and they have NO intention of fixing it. We arrived late at midnight, due to travel delays. We also had difficulty finding the unit because it is in an extremely remote area, but there were no address signs at the road/driveway. The only address sign was on the house which sits on a hill and it was dark and not lit up. Issues started the minute we approached the front door on the dark porch and found that the Front door was already open, not ajar…..OPEN. (Photo) We didn’t know if it was an animal inside or a human. We cautiously went inside and checked the entire unit but nothing was there. We found 2 lower level windows UNLOCKED. It was late and we were exhausted we went ahead and brought our luggage up the many steps inside. I checked the kitchen area and immediately found mouse droppings throughout the kitchen drawers and cabinets (Photo) The next morning we tried to get on WIFI so that I could call the manager. WIFI would not work. We left for a tour and when I finally spoke to the employee on call he wanted me to unplug router, reset etc…. with the Starlink WIFI. After trying all of that and nothing working he wanted me to" piggy back" off of the neighboring WIFI and we went thru several and they were too far away to work. I called everyday trying to get WIFI working because my husband needed it for his work. I was told they had submitted a "ticket" on it and then nobody ever would answer my calls or come out to fix it. So for our entire stay we had no WIFI or TV. Every dish in the kitchen was dirty, (Photo) We had bought food to cook (remote area no restaurants) and when I went to use the oven, it would not heat up past 264 degrees. So we didn’t get to cook our supper. I called about that……nothing no help. Other issues were an inoperable Smoke Detector, kind of important in a National Forest that has dry Pine needles everywhere and been burnt to the ground. The lack of wash cloths, there were minimal linens. You had to wash them everyday to have enough clean ones to get us thru our stay. The patio table & chairs were covered in algae and nothing to scrub it off with……. I could go on and on. I also just want to say that I have owned and CLEANED Airbnb’s and I would have never presented a property in this way. This was the most disappointing stay I have ever had !!! I have repeatedly tried to reach Scenic Wonders about a credit for lack of amenities that were promised and the Health/Cleanliness of this rental and nobody will return my calls or emails. I paid $3854.71 for 4 days. This is a Premium price to pay for a sub-par rental. Ridiculous !!!!!!

I tried to reach out to manager before posting this. I did not hear back after a week. We stayed at Tree Haven, having booked the place through VRBO in August. As you can see I did not receive details until the day before our stay. While my family and I enjoyed certain amenities that this place had, I am requesting a partial refund based on a few items that were not part of the VRBO listing or not up to par with regards to a vacation rental unit. The main items were that the internet was listed as part of the VRBO listing, in which it does not state limited internet or internet capped. This was one of the filters that I specifically put on searching for a rental, as my husband would be working from the rental that Wednesday before Thanksgiving. When we were unable to access the internet in the cabin, we looked at the book and it stated we could drive to the rental office to use the internet. Using the map in the book, my husband and son drove to the appropriately marked location, only to find that it was another rental with no one from the business to speak with. Upon meeting a few maintenance workers, he inquired where the rental office was and they stated for him to "look in his vacation manual". My husband had to take time off and find coverage for that day. Other than that, I have added a list of issues you might want to fix before another person rents this facility. 1. Toaster oven doesn't work. 2. Dishwasher was broken and my husband had to try to fix it. 3. One lamp in the living room broke and one completely didn't work. 4. Could not use wifi due to limit enforcement 5. Tried to find the rental center to download things on their map. Was not labeled correctly. 6. Dishes are not clean upon usage. 7. Cobwebs in kitchen 8. Patio by dining room smelled like mold 9. Washer machine says "do not use" with the "do not" taken off. Not sure if we could use it. 10. Chips on tile in bathroom 11. Sink drainer won't open in upstairs bathroom 12. Zip tie holding up chandelier in dining room 13. Furnace vent cracked open 14. Plugs in the upstairs bedroom don't hold plugs. Not able to charge or use night lamps 15. Bathtub faucet dripped even though we never used 16. Sponge and cleaning rag we're old and moldy. While we enjoyed our time being close to the valley and having a place to come back to, the amount charged was definitely not worth the above inconveniences. Please see attached link with pictures. Again, I am requesting a partial refund given that we could not use all the facilities that were listed on the VRBO description, as the description is very inaccurate. You need to post a link in the first line of your description that links to your company, so those renting can see your true website. This residence needs to be listed as "multi-level" as well, as we had someone in our party who uses a cane and can climb stairs, but has difficulty. Here are some photos of problem areas:

My family had a quick overnight stay here, it's a great location, close to restaurants, the national park entrance, and of course the river running through the backyard. We checked in late, and the place was easy enough to find without any internet in the dark. Our cabin, number 6, was quite large, with a beautiful patio, and amazing view of the river and mountain. I wasn't expecting the bedrooms to be on separate floors. My children are too young to sleep alone upstairs, but we had plenty of space to bring a mattress downstairs for them to sleep on. Gary and Milo, the adorable husky, were great hosts. The best part the cabins was definitely the Milo kisses.

Cabin 10 was completely unsafe and unsanitary. The stairs were falling apart. The sheets clearly had not been washed. The couch had crumbs and was unclean. The refrigerator was filthy. The bathroom faucet was disgusting and did not dispense hot water. Cold water barely trickled out of the bathroom faucet. The exterior was full of ant hills and weeds. Do not stay here. The local municipality needs to investigate this place.

Whatever you do, do NOT stay here. You’d be better off in a tent for the price. We arrived at 1 a.m. and were shocked by how disgusting it was. The place looked nothing like the photos in the listing. The beds were dirty, there were cockroaches, and the entire cabin felt unclean. When we asked for extra blankets, they were filthy and smelled so bad we had to leave them outside. We left first thing the next morning and booked another place because it was not habitable. Despite all of this, we were not refunded. To make matters worse, they strung us along and eventually ignored us after contacting them immediately and for several days for a refund. They're clearly trying to avoid taking responsibility or issuing a refund. Save yourself the money, stress, and disappointment. Stay somewhere else.

Sequoia Park is far away from us, so we can only book hotels online. However, when we arrived there, we were very disappointed as there was no signal and the owner of the house did not answer the phone, so we had to contact them online. The water tank in the bathroom is broken, the faucet in the washbasin has no water, and there are insects in the room, which cannot guarantee hygiene and safety. I don't know like such a house can still be rented out to people for use. I remind everyone not to pay the full amount when booking a room, and to make a decision after inspecting the room. I would never rent from this place again.

Frequently asked questions about vacation rentals in California

    Understanding Local Regulations

California’s approach to vacation rentals is heavily reliant on local regulations. This means that rules regarding short-term rentals vary dramatically from city to city, and even within different neighborhoods within a single city. Before booking or listing a property, it’s absolutely crucial to thoroughly investigate the specific ordinances of the local jurisdiction where the rental is located. Many areas require permits, have restrictions on rental duration, and impose limitations on occupancy rates, all designed to manage the impact of short-term rentals on residential communities.

    Permit Requirements and Fees

Many California cities and counties now require permits for short-term vacation rentals. Obtaining a permit often involves application fees, ongoing annual fees, and inspections to ensure compliance with safety standards and zoning regulations. Failure to secure a permit can result in hefty fines and potential legal action. Researching the specific requirements of the location is paramount – some areas may require proof of insurance, a registered business license, and even a dedicated property manager.

Liability Insurance – Protecting Your Investment

Carrying adequate liability insurance is not just recommended; it’s practically essential for California vacation rental owners. California law mandates that property owners provide a liability insurance policy that covers potential injuries or damages that occur on the rental property. The coverage amount required varies depending on the location and the potential risks associated with the property, so consulting with an insurance professional is strongly advised to ensure you have sufficient protection.

    Guest Screening and Verification

Due to concerns about safety and security, many California jurisdictions now require hosts to implement guest screening processes. This often involves collecting guest information, verifying identification, and potentially conducting background checks. Some areas may mandate the use of property management software that integrates with screening services, streamlining the process while ensuring a higher level of security for both the host and the guests.

    Occupancy Limits and Noise Restrictions

California regulations frequently impose occupancy limits on vacation rentals, typically based on the size of the property and the number of bedrooms. Furthermore, many areas have strict noise restrictions, particularly during nighttime hours, to maintain the peace and quiet of neighboring residential areas. Hosts are generally responsible for ensuring that their guests adhere to these regulations, and violations can lead to fines or legal action.

Property Taxes and Transient Hotel Taxes

When operating a vacation rental, you’ll be subject to property taxes, just like any other real estate owner. However, many California cities and counties also impose transient hotel taxes, also known as bed taxes, which are collected from renters and remitted to the local government. Understanding these tax obligations is crucial for accurate financial planning and compliance.

    Short-Term Rental Associations and Resources

Several short-term rental associations operate within California, providing resources, advocacy, and education for hosts. These organizations often offer guidance on navigating local regulations, best practices for managing rentals, and opportunities to connect with other hosts. Joining a reputable association can significantly simplify the process of operating a vacation rental and ensure you stay up-to-date on the latest regulatory changes.

    Neighborhood Associations and Community Concerns

It’s essential to be mindful of neighborhood associations and the potential concerns they may have regarding short-term rentals. Many communities have formed groups to address issues such as parking, traffic, and noise. Engaging with the local community and addressing their concerns proactively can foster positive relationships and prevent potential conflicts.

    Rental Agreements and Guest Policies

A comprehensive rental agreement is crucial for protecting both the host and the guest. This document should clearly outline the rules and regulations of the property, including house rules, check-in/check-out procedures, and liability waivers. Establishing clear guest policies regarding pets, smoking, and other amenities can minimize misunderstandings and disputes.

    Enforcement and Penalties for Non-Compliance

California municipalities have the authority to enforce regulations related to vacation rentals, including issuing warnings, imposing fines, and even pursuing legal action against hosts who violate the rules. Non-compliance can result in significant financial penalties and potential legal consequences, so it’s essential to stay informed about the latest regulations and adhere to all requirements. Maintaining accurate records of compliance is also advisable.
